EVICTION PROTECTION PROGRAM

We certainly hope that you never have to experience the process of an eviction at one of your properties. At Calvert Group Inc. (CGI), we follow stringent guidelines to screen and select good tenants for your property. To prove that we are extremely confident with our tenant screening process in selecting the right tenant for your property we offer an optional service for our Owners/Investors to participate in called our Eviction Protection Plan (EPP). To protect you, our office has all of the latest tools and resources in order to verify each and every aspect of the applications we receive. We run credit reports, access the county records to verify ownership of property, check our large cross directory to verify names and telephone numbers and personally make each verification telephone call.

Unfortunately, even families that are well qualified upon move in sometimes encounter serious life-changing situations (loss of employment, divorce, death in the family, etc.). In many cases, one of the results is financial instability.

When a tenant does not pay rent and does not move, our only recourse, on your behalf is to take legal action.

Typically, the lease paper work is sent to our attorney’s office, the tenant is served legal summons to appear in court, and Calvert Group Inc. appears on behalf of you, the owner to present evidence. The average total cost for an eviction is in excess of $800.00, but you can participate in our EPP for as little as $10.95 per month per unit. Think of the EPP as having car insurance just in the event of an “accident” you are covered during a time when no rents are being paid. We generally expect the process to take about four weeks after we send the paper work to our attorney.

Calvert Group Inc.’s EPP is only $10.95 per month per unit. Should an eviction occur, the plan will cover the costs to serve the 3-Day Notice, Summons and Complaint, and complete the court process in order to recieve a Writ of Restitution.  It also includes all filing fees and all attorney fees up to the point of recieving the Writ of Restitution. The program does not cover the cost of forcing the tenant out of the property if we have to act on the Writ of Restitution.  Each policy must be in effect a minimum of 90 days on any given unit in order to qualify for coverage.
